Buying Off-Plan
01What does buying off-plan mean?
You agree to buy a home before it is finished, sometimes before building starts, based on the approved plans, the specification and a written build timeline. In return you usually pay less than for a finished home and spread the payments over the build.
Every one of our current developments is completed, so you can see the finished home before you buy. Off-plan units are offered when a new development starts.
02Why is it safer to buy off-plan from Williot?
Because we are the developer, not an agent. Every home is built by our sister company, Williot Constructions & Engineering, with engineering by Hampshire Engineers, both part of the Williot Group. You deal with the people who own the land, the drawings and the building site.
Payments are tied to construction stages you can see, and every term is agreed in writing before you pay.
03What happens if construction is delayed?
Your sale and purchase agreement sets out the completion date and what happens if it moves. We will walk you through those terms before you sign, and we tell you early if a stage is running late.

Prices and Payment Milestones
01Why do the listings say "Price on request"?
The price depends on the unit, the finishes you choose and the payment plan. Ask us on WhatsApp, by phone or with the enquiry form and we will send a written quote for the home you are interested in.
02Which currency are prices quoted in?
We can quote in Ghana cedis (GHS) and US dollars (USD), so you can compare without guesswork. The currency you pay in is set out in your agreement.
03How do payment milestones work?
Instead of paying everything up front, you pay in stages linked to real progress on site. A typical schedule is a reservation deposit, then payments at foundation, at completion of the structure, at roofing and external works, and the balance at completion and handover.
Before each payment falls due we send you photos or video of the stage that has been reached. The exact stages and amounts are written into your agreement.
04Can I pay for a completed home in instalments?
Payment plans for completed homes are agreed case by case. Tell us what works for you and we will set out the options in writing.
05How do I make a payment safely?
Pay only by bank transfer into the company account of Williot Properties and Estates named in your agreement, and keep the receipt we issue for every payment.
We will never ask you to pay cash or to pay into a personal account. If you receive payment details that differ from your agreement, call us on +233 55 936 1199 before you pay.

Land Titles and Documents
01How do I know the land title is genuine?
Before any property is offered for sale we check ownership, search the title at the Lands Commission, compare the survey plan with the site and look for disputes. We share the title documents and search results with you before any money changes hands.
We also encourage you to have your own lawyer run an independent search.
02What documents will I receive?
A signed sale and purchase agreement, a receipt for every payment, and the title documents for your property at completion. Your lawyer can advise you on registering the transfer in your name at the Lands Commission.
03Can a non-Ghanaian buy property in Ghana?
Yes, on a leasehold basis. Under the 1992 Constitution, a person who is not a citizen of Ghana can hold land on a lease of up to 50 years. Ghanaians living abroad, including dual citizens, buy as Ghanaian citizens.
We recommend independent legal advice on how you hold the property.

Buying From Abroad
01Can I buy without travelling to Ghana?
Yes. We send video walkthroughs of the actual property, share every document digitally, and agree the terms in writing. Agreements can be signed by courier, or by a lawyer or a person you appoint with a power of attorney.
Many of our buyers visit once the home is ready, or at handover.
02Who will I deal with?
One named contact who follows your purchase from first enquiry to handover, reachable on WhatsApp in your own time zone.
03How will I know how the build is going?
We send photo and video updates on WhatsApp at each construction stage, so you can see the progress you are paying for.
04Can you look after the property until I move in?
Yes. When the home is complete we can hold it for you or arrange its management until you are ready to move in or let it.

Viewings
01How do I book a viewing?
Use the viewing request form on any property page or on the contact page, or message us on WhatsApp on +233 55 936 1199. Choose the property and a preferred date, and we will confirm a time with you.
02Can I view a property by video?
Yes. We can walk you through the home on a live video call, or send a recorded walkthrough if the time difference makes a live call difficult.

Handover
01What happens at handover?
We walk through the finished home with you, or with the person you appoint, and note anything that needs fixing. Agreed items are put right, then we hand over the keys and the documents for the house.
The whole process is recorded in writing, so you know exactly what was handed over and when.
02What if something needs fixing after I move in?
Tell your Williot contact. Because the Williot Group built the home, you are not passed between contractors: one team takes responsibility. Your agreement sets out the defects period and what it covers.
